Rivage Bal Harbour Condominium
Malcolm Drilling performed all deep foundation and support of excavation work for the New Rivage Condominiums, a two-level basement development located in Bal Harbour, Florida. The scope included deep soil mixing for plugs and cutoff walls, auger cast pile installation of varying diameters and depths, tieback anchors, internal bracing systems, pile chipping, and excavation support. In total, the work included 1,792 deep soil mixed plugs averaging 41 feet in depth, 1,187 lineal feet of triple mixed wall with W24 I-beams, 765 14-inch auger cast piles averaging 55 feet deep, and 213 24-inch auger cast piles averaging 95 feet deep. The project also incorporated approximately 480,000 pounds of support of excavation steel, including 36-inch pipe struts, discrete bracing, walers, ledgers, and pin piles, along with 64 tieback anchors along the east and west walls. Malcolm’s systems supported approximately 143,000 cubic yards of excavation and enabled construction of a large below-grade footprint while maintaining stability adjacent to surrounding structures in challenging coastal ground conditions. Construction began in fall 2024 and is scheduled for completion in spring 2026, highlighting Malcolm Drilling’s expertise in large-scale deep foundation systems and complex multi-level basement excavation in South Florida.
